IDEX group, backed by ANTIN INFRASTRUCTURE PARTNERS, illustrates how infrastructure capital can expand into new client segments by transforming existing real assets into energy infrastructure platforms.
IDEX has historically built a strong position with territories and industrial clients, combining energy infrastructure, district heating networks, waste-to-energy, energy production and decarbonisation solutions.
The opportunity was to leverage these existing capabilities and the Group's capacity to deploy infrastructure capital to address a new market: real estate owners, investors and developers across their asset portfolios.
SVP supported IDEX in structuring this new growth vertical by bringing together capabilities that had previously been addressed separately into integrated, plug-and-play, third-party-financed energy solutions.
The approach connected solar, geothermal energy, heat pumps, heating networks, building management systems, energy efficiency and PPA management, together with IDEX's existing infrastructure and energy activities.
Rather than requiring real estate clients to invest their own CAPEX or procure multiple individual technologies, the model was designed around IDEX deploying capital directly into real assets, combining financing, energy infrastructure and operations with long-term energy revenues and performance commitments.
This required more than developing a new commercial offer. It meant connecting infrastructure capital, existing technical capabilities, real estate investment models, client requirements and internal organisation to create an executable route to a market that IDEX had not historically addressed across its full value chain.
Evidence
The strategy translated into concrete opportunities and projects, including:
13.9 MWc+ solar rooftop installation on an existing logistics asset, one of the largest projects of its kind in France.
20 MWc+ multi-site solar programme across an Amundi Real Assets industrial real estate portfolio.
2.7 MWc+ solar installation integrated into a speculative logistics development with a real estate developer.
What this demonstrates
The opportunity created by infrastructure capital goes beyond financing individual energy projects. It can enable an infrastructure company to enter new client segments, combine existing capabilities into new business models and deploy significant CAPEX through long-term energy and performance-based contracts.
